While the average lifespan of most roofing materials in the U.S. is about 15 to 20 years, various factors like weather damage, accidents, and overloading can cause the roof to be replaced before that milestone. Some roofing issues, such as leaks, start as minor issues only to progress into bigger costly problems with time.

Therefore, it's important to inspect your roof regularly, so you can catch any potential problems before extensive damage has been caused. Here are the three most common roofing repair issues and their remedies.

Roof Leaks

A leaky roof is undoubtedly one of the most common roofing issues facing homeowners. Leaks occur due to various reasons, including broken shingles, cracked flashing, and damage by elements. The leaks may be observed near the chimney, at flashing points, under damaged shingles, close to vents, around gutters, and at skylights, among other places!

If you notice any leakage signs, including damp walls or discolored ceilings, it's imperative to call a roofing contractor right away. They will examine your roof to ascertain the source of the leak. If the problem is caught early, a simple repair or a shingle replacement may be enough to solve it. But if the damage caused is extensive or there are multiple leaks, the entire roof may need to be replaced.

Blown-Off/ Damaged Shingles

Your roof shingles may be blown off or damaged by high winds or storms. This is especially if the shingles had not been assembled carefully or nailed on the edges properly. Depending on the number of missing or damaged shingles, this destabilizes the roof while also potentially inviting in water and pests.

With a few damaged or missing shingles, a residential roofing expert may be able to replace them. Multiple damaged shingles may call for re-roofing or roof replacement. Also, it's essential to seek regular inspection services to ensure all the shingles are correctly fixed and in good condition to avoid future problems.

Clogged Gutters

Clogged gutters are another common problem, especially in homes with large trees around their roofs. Over time, the withered leaves and branches fall from the trees onto the gutters blocking the free flow of water. The clogging could also be caused by debris coming in from the external environment.

This problem can be prevented by having your gutters cleaned regularly. You can also install screens or guards on the gutter openings to filter out leaves, twigs, and other debris from the guttering system. And if your gutters or downspouts are already damaged, seek roofing repair services as soon as possible.
